We’ll arrange in-person tours of the homes you’ve selected to help you find the best fit for your needs. Before we visit, it’s typically recommended to have a mortgage pre-approval in hand, so you know your budget and can move quickly once you find the perfect place.

Make an Offer

After narrowing down your choices and identifying a favorite property, we’ll use market data and comparative sales to craft a competitive offer. Together, we’ll discuss pricing, and terms to ensure you’re making an informed decision when you submit your offer.

Execute Contract

In real estate, a contract is considered “executed” once all parties have signed. The time between making an offer and signing the final contract can include negotiations and adjustments. Once the contract is executed, you’ll enter a due diligence or contingency period . I will be in close contact with you so you have up-to-date information to make the best decisions. During this time, your lender will typically order an appraisal to confirm the home’s value.

Schedule Home Inspection

As soon as your contract is executed and you’re in the due diligence phase, you should schedule a home inspection. In busy seasons, inspectors can be booked quickly, so consider using one of our trusted Keller Williams partners. If the inspection uncovers any issues, I’ll help you negotiate repairs, credits, or other solutions as needed.

Get a Home Warranty

Some sellers pay for a home warranty that covers their property while it’s on the market and then transfers to the buyer after closing. If it is not offered, we can negotiate a seller-paid warranty or purchase one yourself. A home warranty can offer additional peace of mind by covering certain repairs and replacements during the initial year of ownership.

As you approach closing day, it’s normal to feel a bit nervous. Rest assured, your I will work with your lender to prepare you by reviewing all required documents and helping arrange a final walk-through to ensure the property’s condition matches your expectations. You can choose the title company for your title search and closing. Either myself or your lender can suggest reputable options. Once all documents are signed and funds are distributed, you’ll receive the keys to your new home—CONGRATULATIONS!
